About the practice

We work with London homeowners, architects and design teams who are serious about the quality of their property. Full refurbishments, extensions, loft conversions and new build, run by the same people from first conversation to final sign-off.

Every project carries director involvement. Not as a name on a contract, but as the person on site, the person you call, and the person responsible for the result. The client deals with one contractor, one programme, one point of accountability. Everything else is our problem to manage.

We take on a limited number of projects each year so this discipline holds across every job we run.

From brief to handover

How a project runs.

Every project we take on follows the same sequence. The discipline is in keeping it consistent across a £150k bathroom refurbishment and a £700k full-house rebuild.

  1. Brief and site visit

    Before contract

    A director attends the property, walks the works with you and any design team already engaged, and listens before recommending. No quotation at this stage. We are establishing whether the project is something we can run well.

  2. Scope, programme and quotation

    Pre-construction

    A written scope of works, a realistic programme with start and handover dates, and a fixed quotation. No daywork allowances hiding underneath. You sign off on a document you can read and understand.

  3. On site

    Works in progress

    Director presence throughout the works. Coordinated programme across every trade and specialist. Weekly progress and one point of contact for any question, any decision, any change. The site is run, not left to run itself.

  4. Handover

    Project close

    Defects walkthrough, warranties, certificates, manuals. The site is cleared. The project closes properly on a defined date, not gradually over the following months.

You speak to the director. On day one and on day three hundred.

APMJ is run by its directors. Every project carries director involvement from first contact through to final sign-off. When you have a question about the works, the timeline, or the cost, you ask the person responsible for those decisions, not an account manager working from a brief.
